Affordability calculator
Before you look at homes, it helps to know what you can realistically afford. Lenders base what they'll offer mainly on your income, so this calculator starts there.
Enter your income (and a partner's), your deposit and a rough rate. It shows the price of home you could be looking at, and what the monthly payment would be.
Homes up to about
£232,500
Lenders mostly offer 4 to 4.5 times income, and some go higher. They also look at your debts, outgoings and credit history, so treat this as a starting point. A mortgage broker can tell you what you'd really be offered.
How this calculator works
- It multiplies your combined yearly income by the lender's income multiple to estimate how much you could borrow.
- Adding your deposit gives the most you could pay for a home.
- It then estimates the monthly repayment on that loan, and what share of your pay it would take.
What it assumes
- Lenders mostly offer 4 to 4.5 times income, and some go higher. Pick the multiple that matches your lender.
- They also check your debts, outgoings and credit history, which this calculator doesn't.
- Don't borrow the maximum just because you can. Leave room for bills, repairs and rate rises.

How much can I borrow?
Typically four to four and a half times your yearly income, sometimes more with a bigger deposit or a high income. A mortgage broker can tell you what specific lenders would offer.
Does my partner's income count?
Yes, if you apply together lenders usually add your incomes. They'll also assess both your debts and credit records.
What else affects what I can borrow?
Your outgoings, existing loans and credit cards, any dependants, your credit score and how stable your income is all matter, alongside the size of your deposit.
