First Homes calculator
First Homes are new builds sold to first-time buyers at a discount of at least 30% off market value, and up to 50% where a council sets it. The discount stays with the home, so it helps the next first-time buyer too.
Enter the market value and the discount to see the price you'd pay, how much you'd save, and whether the discounted price is within the scheme's cap.

First Homes are new builds sold at a discount of at least 30% (up to 50% where a council sets it), to first-time buyers who meet the income limit and any local connection rules. The discount stays with the home when it's sold. Availability varies by council, so check current rules and what's on offer.

How this calculator works
- The discount is taken off the full market value, as set by an independent valuation.
- The price after the discount must be at or under a cap: £250,000 in England and £420,000 in Greater London.
- There's also a household income limit, shown with the result.
What it assumes
- Caps and limits are the national figures. Councils can set lower ones, and may add local connection rules.
- You must be a first-time buyer and use a mortgage for at least half the discounted price.
- Availability depends on the council and the development, so check current rules and what's being offered.

First Homes calculator: common questions
Short answers to the things people ask most.
Who can buy a First Home?
First-time buyers within the household income limit, often with a local connection to the area. Armed forces members and key workers can get priority in some places.
Does the discount stay on the home?
Yes. When you sell, the home must be sold to another eligible buyer at the same percentage discount, so the saving carries on.
Where do I find a First Home?
Ask the developer or the council. Not every development has them, and some offer them as part of the planning agreement, so availability varies.
