Moving cost estimator

Estimate the total cost of moving into a new build: stamp duty, legal fees, removals and the hidden costs.

The price of the home is only part of what you'll spend. Stamp Duty, legal fees, mortgage fees, removals and furnishing all add up, and they're due on top of your deposit.

This estimator adds them up so there are no surprises. Stamp Duty is worked out for you, and the other costs start with typical amounts that you can change to match your own quotes.

Who is buying?

Cash you need on top of your deposit

£5,050

Stamp Duty£0
Legal fees (conveyancing)£1,500
Snagging inspection or survey£450
Mortgage and valuation fees£1,000
Removals£600
Furnishing and set-up£1,500
Deposit (10%)£30,000
Total cash needed£35,050

The amounts other than Stamp Duty are typical placeholders, not quotes. Change them to match the quotes you get. Developers sometimes pay legal fees or Stamp Duty, so check your offers.

How this calculator works

  1. Enter the price and who is buying, and it calculates the Stamp Duty.
  2. Adjust the other costs, such as legal fees, a snagging inspection, mortgage fees, removals and furnishing, to match what you've been quoted.
  3. The total shows the cash you need on top of your deposit, and with your deposit included.

What it assumes

  • The amounts other than Stamp Duty are placeholders, not quotes. Get quotes for the real figures.
  • A reservation fee is usually deducted from the price, so it isn't added again here.
  • If a developer pays your legal fees or Stamp Duty, set those to zero to see the difference.

Moving cost estimator: common questions

Short answers to the things people ask most.

What is a snagging inspection?

A specialist checks a new build for small defects before you complete, so you can ask the developer to fix them. It's separate from a mortgage valuation, and many new-build buyers pay for one.

Do I need a survey on a new build?

A full survey is less common on a new build, but a snagging inspection is worth considering. Your lender will do its own valuation, which isn't a check of the building's quality.

Can developers help with these costs?

Many do, through offers such as stamp duty paid, legal fees paid or a deposit contribution. Check which incentives apply to the home you're looking at.
