Developers

Top new build developers in the UK.

The 20 developers with the most homes for sale on Earlybird right now, and how to check any developer before you reserve.

How this list is ranked

Developers are ranked by the number of homes they currently have listed on Earlybird, then by number of developments. It is a measure of how much a developer has for sale, not of build quality or customer service, and it is not a recommendation. The counts update as listings change.

Quality is something you check for each home. The Register of Developers shows whether a developer is covered by the New Homes Quality Code, and our guide to vetting a new build walks through the warranty, the paperwork and the inspection.

Choosing a new build developer

Answers drawn from the New Homes Quality Board, NHBC and the New Homes Ombudsman Service.

How do I check that a new build developer is registered?

The New Homes Quality Board keeps a Register of Developers. Your home is covered by the New Homes Quality Code if the developer is listed as active and you reserved on or after its registration start date. The Register is linked from the New Homes Ombudsman Service website.

What happens if my developer is not registered?

The New Homes Ombudsman Service cannot take a complaint about an unregistered developer, or about a home reserved before the developer’s registration started. Ask the developer which other code or protection applies, and ask for it in writing.

Is a bigger developer a safer choice?

Size tells you how much a developer builds, not how well it looks after buyers. Check the warranty on the specific home, whether the developer is registered with the New Homes Quality Board, and how it handles snags after you move in.

How long is a new build warranty?

It depends on the provider. NHBC’s Buildmark cover runs for ten years: the first two years are a builder warranty, and the remaining years are insurance for defects in specified parts of the home. Ask for the policy booklet for your plot and check the dates and exclusions.

What does the New Homes Quality Code give me?

A written reservation agreement with a 14-day cooling-off period, pre-contract information given to your solicitor, the right to inspect before completion, a two-year builder’s liability period, and a route to the New Homes Ombudsman Service if a complaint is not resolved.
