Key findings
- 1A typical new build in Greater Manchester is asking 2.3 times as much as one in the North West (£650,000 against £284,995). The mix of homes matters too: regions with more flats or more large detached homes look dearer.
- 2Moving from 3 to 4 bedrooms adds about £105,000 to the typical asking price, and going to 5 or more bedrooms adds about £405,000 more.
- 3Detached homes ask about £156,000 more than semi-detached homes at the median (£447,475 against £291,498). Semis are the cheapest way into a new build house on Earlybird.
- 4In 5 of 6 regions, typical asking prices are above the average price new builds actually sold for, with the widest gap in Yorkshire and The Humber (+44%). Asking prices are a starting point: incentives and negotiation bring what buyers pay down, and the mix of homes differs between the two measures.
- 526 listings are left out because they show exactly £900,000 whatever their size, which looks like a placeholder rather than a real asking price.

How this report is made
- Every new build home listed for sale on Earlybird on 22 October 2026 with a price: 275 homes. Homes hidden while a removal request is reviewed are left out.
- The figure is the median, the middle price when homes are put in order, so a few very expensive homes do not pull it up. Low and high are the cheapest and dearest homes in the group.
- These are asking prices, before any negotiation or incentive. The sold price column is the UK House Price Index average for new build homes that actually sold in that region, which is a different measure and is shown for context.
- Listings priced at exactly £900,000 are left out (26 homes), because that figure appears on homes of every size and looks like a placeholder.
- Groups with fewer than 5 homes are shown as "–". Earlybird lists homes in some regions of England only, so the mix of homes differs from region to region.
