Key findings

  • 1About 1 in 7 new build homes advertises an offer, spread across 23 of 149 developments. Offers are often limited to a few plots, so it is worth asking at any development, even when the listing does not mention one.
  • 2Stamp duty paid is the most common offer (19 homes), ahead of deposit contribution (11) and part exchange (9). Cash towards upfront costs is what developers advertise most.
  • 3Where you buy makes a big difference. 34.6% of homes in Greater Manchester come with an offer, against 4% in the North East, 8.7 times as many.
  • 4Homes listed by the developer itself advertise offers 2.5 times as often as homes listed through an estate agent (20% against 7.9%). If you find a home through an agent, check the developer's own site or sales office for offers too.
  • 5Semi-detached homes are the most likely to come with an offer (20.7%), and bungalows the least (0%).
  • 6Anwyl Homes advertises an offer on 6 of its 7 listed homes (85.7%), the highest share of any developer with 5 or more homes on Earlybird.

How this report is made

  • Every new build home listed for sale on Earlybird on 22 October 2026: 301 homes across 149 developments. Homes hidden while a removal request is reviewed are left out.
  • A home counts as having an incentive when its listing advertises stamp duty paid, a deposit contribution, part exchange, legal fees paid, upgrades included, or says incentives are available. Show homes, EV chargers and solar panels are features rather than offers, so they are not counted.
  • Listings only show offers the seller chooses to advertise. Many developers have further offers on particular plots, so these figures are likely to understate how common incentives are.
  • Groups with fewer than 5 homes are shown as "too few" rather than as a percentage. Earlybird lists homes in some regions of England only, so this is not a survey of every new home in the UK.
