Key findings
- 1About 1 in 4 new build homes for sale has had its price cut. 48 of the 74 reductions (64.9%) were made in the last 90 days, so many of these cuts are recent.
- 2Cuts are most common in the North East, where 38% of homes have been reduced: 4.6 times the rate in the West Midlands (8.3%).
- 3Bigger homes are cut more often. 47.8% of homes with 5+ bedrooms have been reduced, against 6.7% of homes with 1 bedroom. Larger, more expensive homes have a smaller pool of buyers, which is one reason sellers move on price.
- 4Detached homes are the most likely to be reduced (33.8%), and terraced and town houses the least (11.1%).
- 5Developers cut prices more often than estate agents: 27.4% of homes listed by developers have been reduced, against 20.6% of those listed through agents.
- 610 reduced homes also come with an incentive, such as stamp duty paid or a deposit contribution. A cut and an offer together can be a sign the seller is keen to sell, which puts you in a stronger position to negotiate.

How this report is made
- Every new build home listed for sale on Earlybird on 22 October 2026: 301 homes. Homes hidden while a removal request is reviewed are left out.
- A home counts as reduced when its listing is marked as reduced by the seller. The date is the date of the most recent reduction, where the listing gives one.
- Listings do not always show the earlier price, so this report counts how many homes have been cut, not by how much.
- Groups with fewer than 5 homes are shown as "too few". Earlybird lists homes in some regions of England only, so this is not a survey of every new home in the UK.
